What goes into every frame we put up, whichever design you choose. These are the figures written into our quotes, not a best case from a brochure.

COSTS

A price that starts with "from" only means something if you can see what sits behind it. This is what our starting prices cover, and what they leave out.

Frame kit price includes

  • Windows and external doors, fitted

Turnkey price adds

  • Heat pump, underfloor heating, plumbing and electrics

  • Decoration, completion certificate and 10 year warranty

Not in any starting price

  • The land
  • Council planning and Building Control fees
  • Piling or deeper foundations on clay, slopes or near trees
  • Connection charges from utility companies
  • Driveways and landscaping beyond a path to the door

VAT. Kit prices include VAT at 20%. Building a new house for you under a turnkey contract is normally zero rated, and we confirm the VAT position in writing on every quote.

Payments. £1,500 when you sign off the design, taken off the build price. After that you pay in stages as the work is done: foundations, frame, watertight, first fix and completion. You are never asked for more than the work on site is worth.

Questions we are asked on almost every first call.

Do I need planning permission?

For a new house, yes. We check the plot against the local plan before you pay for any drawings, prepare the application and deal with the council's questions. Most councils in the West Midlands decide within eight weeks of an application being validated. A small annexe in the garden of your own home is sometimes treated differently, and we will tell you which route applies.

Can you build from my architect's drawings?

Yes. Our structural engineer turns the drawings into a timber frame design, and we point out anything that would be cheaper to build a slightly different way. You only pay for that work if you go ahead with the frame.

Will I get a mortgage on a timber frame house?

Most UK lenders treat a timber frame house built to Building Regulations with a structural warranty the same as brick and block. If you are building on your own land, a self-build mortgage releases money in stages, and our payment stages are set up to line up with those releases.

How long does a timber frame house last?

As long as a masonry house, when it is designed and built properly. The frame is kept dry behind a breather membrane and a ventilated cavity, and the warranty insurer inspects the work at key stages during the build.

How far from Birmingham do you build?

Plot visits and frame kits are standard within 60 miles of Birmingham: the West Midlands, Warwickshire, Worcestershire, Staffordshire and Shropshire. Turnkey builds further away are possible where our site manager can reach the plot every week.
