1. When these terms apply
These terms apply to quotes, design work and building contracts between you and Shiopan Maison Ltd (company number 16148372, registered office 55 Beeches Drive, Birmingham B24 0DT). A signed building contract may add terms specific to your plot; where the two differ, the signed contract applies.
2. Prices and quotes
Prices on this website are starting prices for our standard designs and are not offers. A written quote is based on a visit to your plot and is valid for 60 days. It lists what is included, what is excluded and the VAT position. Starting prices do not include land, planning fees or abnormal foundations.
3. Design fee and contract
Design work starts once you pay a design fee of £1,500, which is deducted from the build price if you go ahead. The building contract is formed when both parties sign it. Payments are then due in stages as work is completed, and we never invoice for more than the value of work done and materials delivered to site.
4. Changes and delays
Any change you ask for is priced in writing before it is carried out. Completion dates can move because of severe weather, ground conditions that could not be seen at survey, or delays in planning and Building Control decisions. We tell you as soon as we know.
5. Your right to cancel
If you sign a contract at your home or anywhere other than our office, the Consumer Contracts Regulations 2013 give you 14 days to cancel without giving a reason. If you ask us to start work within that period and then cancel, you pay for the work already done.
6. Quality and warranty
We carry out all work with reasonable care and skill and use materials of satisfactory quality, as the Consumer Rights Act 2015 requires. Every turnkey house also has a 10 year structural warranty from an independent insurer. Nothing in these terms reduces your legal rights.
7. Law
These terms are governed by the law of England and Wales.
